EMCOR UK is a leader in facilities management and in the past, one of the country’s largest M&E contractors. After reporting significant losses, it pulled out of the M & E construction market early in the last decade and now focuses on integrated facilities management, critical asset maintenance projects and energy services.
Formerly known as Drake & Skull, the company has a 100 year-plus history and today is the UK division of EMCOR Group, a US Fortune 500 company and one of the world’s largest M & E contractors.
Headquartered in Surbiton in Surrey, EMCOR UK is a leading provider of facilities, asset and workplace management services and employs around 3 600 staff with a turnover approaching £400 million. It was the first FM company to adopt BS 1100, the standard for collaborative business relationships.
The company”s key aims involve: enhancing facilities’ performance; providing creative solutions on projects, optimising the performance of assets; elevating work experiences and helping clients achieve carbon reduction goals.
It works across a wide range of sectors including aerospace & defence, corporate, education, financial services, government, life sciences, manufacturing, nuclear and telecoms. Clients include BAE Systems, BT, the Department of Health, Thames Water, British Sugar and the Natural History Museum. The firm”s order book has been bolstered in recent years by some major FM contracts with the larger utilities.
In the group”s latest annual report, published in April 2023, the company said that it was working with customers and its supply chain to minimise the impact of increased interest rates and inflation. Meanwhile the group”s success rate in delivering service and retaining business remains good.
In March 2023 March Emcor UK was ranked as the top FM organisation for growth and innovation in a benchmarking analysis by Frost & Sullivan.

Emcor UK managed to increase turnover in 2022 thanks to growth in business with existing customers. Turnover in the year to end-December 2022 rose by 4% to £385 million and operating profit rose by 11% to £22.8 million from £20.5 million, mainly due to improved gross margins on increased volumes. The company reported a pre-tax profit of £23.94 million, up from £20.2 million previously. Meanwhile, cash at bank and in hand rose to £66.3 million, up from £54.8 million.
Integrated Facilities Management
EMCOR UK is one of the market leaders in the provision of FM technical consulting and support services to the private and public sectors. The firm provides a wide range of integrated hard and soft facilities management services.Clients range from museums to airports and prime real estate to government facilities.
In autumn 2022, Emcor UK along with sister company EMCOR Facilities Services, Inc. won a five-year contract with Siemens Energy covering 49 sites across North America and 30 sites in Europe, including 15 sites in the UK. In the UK it renewed a contract which dated back to 2014.
Earlier in summer 2022, EMCOR UK was named as a supplier on the Crown Commercial Service Facilities Management and Workplace Services (RM6232) framework. This enables public sector customers to use the company’s services including M &E engineering maintenance, building management system maintenance, CAFM and FM services.
Today sustainability is a key market for the group. In early 2023, EMCOR UK, partnered with Verco, an energy management and sustainability consultancy, to provide Route Zero, a service involving a tailored approach for customers to achieve net zero.
Meanwhile, the group is seeing a healthy workload in the higher education sector. In 2020, EMCOR UK won a multi-million pound contract to provide management for the University of Oxford, under which it will provide hard FM services to medical research buildings on the university estate; some 30 buildings, covering 100,000 sq m.
Other significant contract wins in recent years at EMCOR UK include a total facilities management contract with RSA Insurance Group to cover 18 of it buildings across the UK, including its London hq, which runs over a five-year term.
Emcor UK also holds an eight-year facilities management contract to support the BAE Systems Typhoon Total Availability eNterprise (TyTAN) project involving supporting for both the company at RAF Coningsby (where Emcor has been working since 2006) and RAF Lossiemouth.
The firm also has a total FM services contract for Infineum UK at its hq and technology centre at Milton Hill in Oxfordshire. Meanwhile, the firm has secured contract extensions for its FM work for NATS, the provider of air traffic control in the UK.
In the local authority sector, the firm has long-standing maintenance services contract with Hampshire County Council to provide comprehensive maintenance services for over 620 buildings across West Hants and the Isle of Wight for five years and with an option to extend.
The company also has a 10-year FM contract to cover British Sugar”s four sites in Eastern England. The company also has a contract with longstanding client Japan Tobacco International to work across its UK sites.
Amongst utilities, Emcor has an integrated facilities management services contract for Anglian Water to cover 84 of its UK sites. Other significant clients in the sector where EMCOR provides integrated facilities management contracts include United Utilities, covering 594 properties in the North West and Thames Water”s portfolio of 4,000 UK properties. It also holds a contract for service and reactive maintenance for Northern Powergrid.
Critical Asset Management
EMCOR UK works across a range of critical sectors managing customers facilities requirements. It offers integrated facilities management, property maintenance and facilities services in areas from high-value manufacturing, data centres, pharmaceutical research and secure government facilities with a flexible system which can be tailored. It has specialisms in fire & security, aviation services and networks.
Energy Services
EMCOR UK provides energy efficiency management and development solutions to meet the growing energy and environmental needs of its clients, partly driven by legislation. These range from demand-side management, energy audits, legislative compliance, training, waste management and applying for ISO 9001:2008 accreditation.
Projects
When clients are investing in facilities or assets, EMCOR UK has in-house engineers, Computer Aided Design (CAD) operatives, space planners, surveyors, and consultants to assist from initial design and consultation, through to handover and ongoing maintenance. Services include materials procurement, directly employed skilled labour, and management. It also provides energy audits and recommendations.
Glenigan Data
Glenigan data highlights some of the blue chip clients EMCOR UK works with. It shows that Emcor is working as a consultant on the £1.1 billion Fusion21 Workplace and Facilities Framework involving community and amenity buildings in the North West (Project ID: 20423900). Glenigan data also shows that the firm is a consultant on a £1.09 million security unit for GSK Research and Development where work is due to start in late 2023 and run for 11 months (Project ID: 23116229).
Conclusion: Long term contracts and drive for net zero bode well for the future
Having taken the bold decision to pull out of the M & E construction sector in the last decade, Emcor UK now seems to be benefitting and winning new clients as it focuses on more reliable markets in long-term facilities management, life cycle maintenance and consultancy. Although rising interest rates and inflation present challenges, the group’s performance is continuing to improve. With a strong blue chip client base across a wide range of sectors Emcor UK has succeeded in picking up some significant contracts for major utilities which should serve it well in the long run whilst the drive for net zero should also help keep the group busy.
